NBH Commercial FourPlexes to Triple Traffic

Of the many disturbing aspects of the NBH FourPlex & Commercial High-Density Development Plan for K / 45 Intersection (driving down property values, replacing the rural aesthetic with an aesthetic similar to North Oak, etc), one of the most disturbing is the updated traffic study (see attached PDF here).

According to this study, the additional average daily car trips generated by NBH Commercial FourPlexes will be 9,911 for both K Highway and 45 Highway.

Now, let's look at K Highway.

The 2011 MODOT traffic count figured 3,333 cars per day for K Highway / Hampton Road.

Chapel Ridge , if approved by judge, would add an additional 3,669 new traffic trips per day for the surrounding area.

In other words, traffic on K Highway could easily go from around 3,000 car trips a day to over 10,000, if NBH is approved.

Make no mistake about it, K already is a very dangerous highway.  If NBH is approved, human lives will be lost.

Say NO to the NBH FourPlex & Commercial High-Density Development Plan for K / 45 Intersection

As some of our readers may know, a very dangerous development is being proposed for the K / 45 intersection that could devastate the aesthetic and property values for this area.

The proposal?  It's the NBH FourPlex & Commercial High-Density Development Plan for K / 45 Intersection.

This development:

- will double traffic on K highway, leading to more accidents and a lower quality of life.  There will be increased auto fatalities on K Highway and 45 if this development is approved.

- will include fourplexes and duplexes, completely incongruent with large-lot aesthetic of the immediate area.  (Any residential development here should only be for low-density housing - no fourplexes and no duplexes.)  Although these fourplexes & duplexes will be "for sale," they more than likely would eventually become rentals.

- will lower property values for immediate area.

- will include high-density commercial, possibly including grocery store, drug store and fast-food restaurants - transforming this immediate area from quaint rural setting to an aesthetic similar to North Oak Trafficway.  (Any development for this area should only be residential and not commercial.)

Please do not let NBH Holdings turn this area of 45 Highway into the next North Oak Trafficway.  Say NO to the NBH FourPlex & Commercial High-Density Development Plan for K / 45 Intersection.

Jim Plunkett to run for presiding county commissioner

We have good news for voters fed up with the corruption surrounding Jason Brown (such as Brown's shady Dunn deal or even worse Chapel Ridge).  Jim Plunkett will run for presiding commissioner this year, which means Plunkett will run against Jason Brown in the Republican primary.  We've heard many good things about Plunkett.  Also good news:  Missouri has open primaries so anyone can vote in the primary (you do not need to be a registered Republican).

Jim Plunkett to Run for Platte County Presiding Commissioner

Jim Plunkett, former Platte County Second District Commissioner, announced today that he will be a candidate for Platte County Presiding Commissioner in the upcoming 2014 election. Plunkett, first elected in 2004, served as Platte County’s Second District Commissioner from 2005‐2012. He did not seek re‐election in 2012.

“I took a year off from public service but I’m rested and ready to get to work with our two District Commissioners to move Platte County forward,” stated Plunkett.

Plunkett, formerly of rural Platte City, now resides in south Platte County with his wife Sherri and family. He is a Platte County small business owner of 29 years and a long‐time Platte County resident. 

Down with Jason Brown!

I don't know if anyone has noticed, but more and more anti-Jason Brown signs are starting to appear all across south Platte County.  Citizens from all across the political spectrum are basically saying the same thing:  People are sick and tired of Jason Brown's corruption, whether the Dunn construction deal or Chapel Ridge, and it's time for Jason Brown to go.

David Rainey Resigns from P&Z Board Over Chapel Ridge

The Platte County Citizen reports on David Rainey's resignation from the Platte County Planning and Zoning Board over Chapel Ridge:

“I want to be part of the Planning and Zoning Commission, but if our reasoning and judgment is not going to be respected, then why do it?” Rainey said. “How many hours did we spend between those two meetings? It was six or seven hours to make those decisions and if the Commission isn’t going to respect that, then I felt I wasn’t needed.”

Is Jason Brown truly this ignorant?

Lee Stubbs writes:

I asked [Jason Brown] about the Platte County Land Use Plan approved in March 2010. "The Land Use Plan is just one tool of many; it’s a guideline that’s already four years old,” he said. “Perhaps that document needs to be looked at again.”

Wow.  "Already four years old."  And Jason Brown has called himself a "constitutional conservative"?  Shhh, don't tell Brown, but Russell Kirk's seminal Conservative Mind  traced "conservatism" back to guiding documents thousands of years old. (Not that it matters since Jason Brown probably doesn't read  books and is historically illiterate.)  Why, even the US Constitution is over 200 years old!  Definitely needs to be tossed out à la Jason Brown's outlook.   And what about property law, much of which can be traced back to ancient Roman and Anglo-Saxon common law.  Toss it out.  In fact, let's toss out all our laws and guidelines and Jason Brown can just personally decree ad hoc laws that best serve his donor and developer buddies. (It's basically what he did on Dec. 2.) "Four years old."  Wow.  I know four-year-olds wiser than Jason Brown.

Stubbs also quotes Brown: "You don’t buy Jason Brown. I have never traded votes for favors or money and I never will. Period.”  Umm, Brown's donor list begs to differ (see here).  So does JE Dunn.
